A new development is taking shape at 328 Cook Street.
Ampersand is a modern, four-storey development designed in response to the character and surroundings of Cook Street Village. The boutique collection will bring 49 one-, two- and three-bedroom homes across three residential levels, along with 5,911 square feet of commercial space at street level.
The development will include four commercial spaces ranging from 541 to 2,477 square feet, including one designated restaurant space equipped with an HVAC system. Designed to accommodate four future businesses, these spaces will bring new services and activity to the neighbourhood while complementing its existing cafés, restaurants, shops and everyday amenities.
Architecture Shaped by Its Surroundings
Ampersand’s design adapts directly to the property and its existing natural features.
The row of celebrated mature chestnut trees surrounding the site was a mainstay; the building was designed around them to enhance their impact on the streetscape. Its distinctive curve-shaped form creates space for the trees to thrive, incorporating them into the development’s architecture and landscape.
Ampersand features 4 rooftop decks that take advantage of the surrounding environment and capture the water views of the Strait of Juan de Fuca.
A New Addition to Cook Street Village
Cook Street Village is a walkable and well-connected community supported by grocery stores, cafés, restaurants, parks, schools, health and wellness services and local boutique shops.
Located near the ocean, the Dallas Road waterfront and surrounding green spaces, Ampersand will become part of a neighbourhood shaped by both its natural setting and vibrant local community.
Cook Street Village is also home to community events such as the annual Cook Street Village Block Party, which brings thousands of people to the area each year.
Through the addition of 49 homes and four commercial spaces, Ampersand will contribute to the continued evolution of Cook Street Village while responding to the qualities that define the neighbourhood.
The Meaning Behind the Name
The name “Ampersand” originated from one word that continued to appear as the project team explored the neighbourhood: “and.”
Cook Street Village offers cafés and restaurants, shops and services, nature and community. The name reflects the range of places, experiences, and amenities found throughout the neighbourhood.
Ampersand is anticipated to welcome residents and businesses in spring 2027.
